The turbulence in the U.S. bond market is transmitting to the real estate market. According to daily monitoring data from relevant professional websites, the U.S. 30-year fixed mortgage rate, after surpassing 7% on the 10th, continued to rise and reached 7.22% on the 15th, setting a new high since January 2025. The U.S. 30-year fixed mortgage rate is closely anchored to the yield on the U.S. 10-year Treasury, which has risen continuously in recent days, causing banks' lending costs to increase. The market is betting that the Federal Reserve is very likely to raise interest rates, further driving mortgage rates higher. Data recently released by the National Association of Realtors show that in August this year, existing home sales in the U.S. fell by 2% month-on-month, with an annualized rate of 3.98 million units—the lowest since June last year. Previously, the market forecasted a 4.3% growth in total annual home sales in 2026, but now the expected growth has been revised down to 1.3%, with a significant contraction expected in the fourth quarter. Analysts point out that high mortgage rates have dealt a further blow to the already sluggish U.S. real estate market, intensifying hesitancy among potential homebuyers and putting pressure on homebuilders' profits.
