- Investment property fair-value gains slid 82% to EUR 5.41 million, weighing on operating profit, which fell 77% to EUR 8.75 million.
- Net loan-to-value narrowed to 19.6% from 30.7% at end-2025; gross cash climbed to EUR 79.49 million from EUR 34.01 million.
- Portfolio GAV declined to EUR 477.08 million from EUR 560.45 million, following the EUR 105 million sale of two Bilbao hotels.
